“Senior campus” coming to Teravista with independent living and assisted living/memory care facilities to open in 2016

A 32-unit independent living development and a 98-bed assisted living and memory care facility are planned to open in Teravista by the end of 2016, adjacent to an existing skilled nursing facility.
These new facilities will be built on 10 acres purchased by Emerald Cottages Group, LLC, from Newland Communities, developer of the 1,550-acre Teravista community, located in Round Rock and Georgetown.
Dallas-based Emerald Cottages Group plans to develop a 32-unit age-restricted development called Emerald Cottages of Round Rock on 5.2 acres of the site, which is located along Teravista Club Dr., right off of University Boulevard and 1.5 miles east of I-35 North.
After completing the 10-acre purchase from Newland Communities, Emerald sold 4.8 acres of the site to San Antonio-based Franklin Companies, which plans to build Franklin Park at Teravista, a 78,000-square-foot assisted living and memory care facility with 76 rooms and 98 beds.
Development of both projects will begin in July, and both are planned to open in the fourth quarter of 2016.
The site for both of the new facilities is adjacent to Bel Air at Teravista, a 112-bed transitional short-term care and rehabilitation center that opened in 2013.
The opportunity to create a campus-like atmosphere with three institutions devoted to a full spectrum of senior care made the site in Teravista very appealing, said Mark Matise, partner of Emerald Cottages Group.
“We saw this as a one-of-a-kind opportunity to create a complete senior care environment in Central Texas,” Matise said. “Scott & White Hospital, Seton Medical Center Williamson and the Texas A&M College of Medicine are located just across University Boulevard from Teravista. Shopping is also nearby, and our cottage community will be next to the Teravista Golf Club, a championship daily fee course.”
Matise said that the Emerald Cottages of Round Rock will offer two-bedroom, two-bath floor plans for lease to residents who are 55 or older. Each cottage will offer approximately 1,350 square feet and will include well-appointed finishes such as hardwood floors and granite countertops. Each cottage also includes a garage.
Matise said the spectrum of services offered by Emerald Cottages, Franklin Park and Bel Air at Teravista will serve seniors as they transition from independent to assisted living, and during times when they need skilled nursing and rehabilitation. He said residents living independently at Emerald Cottages will be able to arrange for a la carte services to be provided by the Franklin Park assisted living facility, including meal plans, laundry and housekeeping services.
