Teravista ranks No. 3 in Austin, No. 45 in U.S. on “Top-Selling Master-Planned Community” list

 

With 287 new homes sold in 2016, Teravista ranks No. 3 in Austin and No. 45 nationally on a list of the nation’s 50 top-selling master-planned communities in 2016.

 

The list was created by RCLCO, a national real estate advisory company which has ranked the nation’s top-selling MPCs since 1994.

 

Teravista’s new-home sales in 2016 increased 49 percent over sales in the previous year, which totaled 192.

 

The RCLCO report also ranked Teravista as the No. 1 selling MPC in Georgetown. In all, only three Austin area MPCS made the Top 50 list for 2016.

Teravista added new recreational amenities and expanded its variety of price ranges and new-home styles in 2016, embracing two trends that RCLCO noted among the nation’s most successful MPCs.

 

“MPCs that achieved increases in sales generally credit successful market segmentation—the targeting of various age, income, and household segments with appropriately priced and designed residential product types and lifestyle amenities,” the report stated.

 

Teravista broadened its appeal among many different kinds of homebuyers in 2016.

 

For example, new cottage-style homes priced from the $230,000s by Chesmar Homes have attracted a high percentage of first-time homeowners. Low-maintenance garden homes, showcased in a new model home by Wes Peoples Homes, appeal to empty nesters and young professionals. Lennar opened a model showcasing its NextGen “home within a home” floor plan for multi-generational families and dual living situations.

Another common attribute of the most successful communities is the availability of various healthy community features, according to RCLCO. These include “fitness classes, active lifestyle activities, and easily accessible parks and multiuse or dedicated paths and trails that offer a variety of experiences depending upon fitness level, use (biking, walking, running, hiking), and proximity to nature,” the report stated.

 

Teravista added major new recreational amenities in 2016, including Teravista Lake Park, offering tennis, pickleball, playgrounds, trails and the community’s largest lake.

 

In 2017, Rabbit Hill Park will open in Teravista, offering a splash park, a contemplative garden, a dinosaur dig and other fun features. This 12-acre park will be the final addition to Teravista amenities that already include an award-winning championship golf course, two major community centers and more than 10 miles of trails.

Overall, Teravista offers new homes priced from the mid $200,000s to $700,000s and up by CalAtlantic Homes, Centerra Homes, Chesmar Homes, Lennar, Partners In Building, Perry Homes, and Wes Peoples Homes. 

           

Teravista is owned by a joint venture of Newland Communities and its partner, North American Sekisui House (NASH).

 

Newland is the largest private developer of master-planned mixed-use communities in the United States, with more than 45 years of community development experience and with more than 40 communities currently under development in 14 states.

 

NASH is the U.S. business operations unit and a full subsidiary of Sekisui House Ltd., Japan’s largest homebuilder and a leading diversified developer since 1960.
